Auckland’s Average Rent Surpasses $700 for Three-Bedroom Homes

The average weekly rent for three-bedroom homes in Auckland has officially surpassed the $700 mark, reflecting ongoing trends in the region’s rental market. According to data from Barfoot and Thompson, the average rent for these properties increased by $9.45, or 1.4 percent year-on-year, reaching a new average of $700.18 per week.

Market Trends and Demand for Three-Bedroom Homes

Anil Anna, the property management general manager at Barfoot and Thompson, noted that three-bedroom homes account for nearly 40 percent of the more than 17,500 rental properties managed across Auckland. He emphasized their significance as a benchmark for what constitutes a “typical” rental home in the city.

While overall rent prices have only seen a slight increase of $1.28, or 0.2 percent, compared to last month, the demand for three-bedroom homes remains strong. Anna explained that these homes appeal to a broad range of renters, including families, groups sharing accommodations, and individuals seeking additional space for work or hobbies.

“There is a lot of variation in three-bedroom homes across the city, from standalone properties to units and apartments,” Anna said. “The demand for them remains firm.”

Moreover, he highlighted a shift in renter preferences, with many individuals now opting for smaller homes to manage their housing expenses more effectively. Some renters are also seeking to modify their existing tenancy agreements to accommodate additional occupants in bedrooms previously used for work or leisure.

Rental Prices Across Auckland Regions

In terms of affordability, the most budget-friendly areas for three-bedroom rentals include Franklin and rural Manukau, where the average weekly rent is approximately $599.29. West Auckland follows closely with an average of $648.58. Other regions, such as south Auckland ($653.15), Rodney ($682.28), and Pakuranga/Howick ($691.98), also remain below the $700 threshold.

Conversely, central Auckland is the most expensive area, with an average weekly rent of $983.29. Anna noted that these figures are influenced by the presence of large and high-end apartments in the area.

While demand for four-bedroom properties is on the rise, they saw a more modest average rent increase of 1.2 percent year-on-year. In contrast, five-bedroom homes experienced minimal changes, with less than a $1 difference noted between November 2024 and November 2025.

Anna explained that these larger properties are typically at the higher end of the price spectrum, which stabilizes demand patterns.

As Auckland’s rental market continues to evolve, the significant rise in average rent for three-bedroom homes serves as a crucial indicator of broader economic trends and shifting housing demands within the region.
