Industrial Lots in Queenstown Offer Unique Investment Opportunities
In a significant development for the Queenstown area, ten industrial lots are now available for sale in The Yards subdivision at Victoria Flats, located between Queenstown and Cromwell. This offering comes at a time when the demand for industrial land in Queenstown has surged, driven by escalating prices that have compelled many businesses to relocate to Cromwell.
According to Dave Henderson, an experienced developer based in Gibbston, industrial land in Queenstown is among the most expensive in Australasia. He indicates that his asking prices are considerably lower—less than a quarter of those in Queenstown’s Frankton, and still more affordable than comparable land in Cromwell. The lots range in size from 1,393 square metres priced at $766,150 to 7,959 square metres at $3,183,600.
Investment Potential and Infrastructure
Local agent James Valentine from Colliers, who is marketing the lots with his colleague Alastair Wood, describes this as an “amazing opportunity” for owner-occupiers facing rising costs in Frankton. He highlights the appeal for investors and land bankers looking to capitalize on the potential of Queenstown’s industrial market before prices escalate further.
Henderson has invested significantly in infrastructure, ensuring that The Yards is equipped with modern facilities. The development features its own wastewater system, a water treatment plant, a reservoir tank for firefighting, and a stormwater management system designed to handle a 100-year rain event. Internal roads will be asphalted, and the lots will have access to high-spec fibre and three-phase power. Additionally, plans are underway for a bar and café situated over a pond, enhancing the area’s appeal.
Buyers of the lots will also join a services entity with competitive annual levies, further adding to the investment’s attractiveness. Henderson originally acquired the land in 2018 as part of a larger farming operation, which he subsequently subdivided for development. He anticipates that the first stage will encompass approximately 40 sites across 20 hectares, with the possibility of adding another 20 to 30 sites in subsequent stages.
Timeline for Development
The civil works for The Yards are currently being managed by Queenstown’s Civil Construction, with completion expected by February 2024. Buyers have the flexibility to construct their own buildings or opt for a design-build service provided by Henderson.
The introduction of these industrial lots marks a pivotal moment for the Queenstown area, providing crucial opportunities for businesses seeking affordable space in a rapidly evolving market. As demand continues to grow, these offerings may play a key role in shaping the local industrial landscape for years to come.
