Major Housing Redevelopment Proposed for Sydenham Site in Christchurch

A significant housing redevelopment has been proposed for the 0.3-hectare site in Sydenham, Christchurch, currently occupied by the Mitre 10 store and Sandridge Hotel. The owner, R & H Investments, has submitted a resource consent application to the Christchurch City Council detailing plans for a large-scale project bordered by Colombo Street, Huxley Street, and King Street.

The redevelopment will see most of the existing land rebuilt, although several businesses at the corner of Colombo and Huxley Streets, including a dairy, takeaway outlets, and residential units, will remain intact. The proposed project comprises 21 buildings and will be developed in multiple stages, ensuring a streamlined approach to construction.

Plans for the project include the construction of 52 two-bedroom units and 40 three-bedroom units, with each unit featuring either a garage or a designated car park. Additionally, the development will include 12 commercial units that will face Colombo and Huxley Streets, creating opportunities for local businesses.

The design of the development is segmented into four distinct areas, allowing different builders to work on separate lots. This approach aims to expedite the construction process and facilitate a diverse range of building styles. The site encompasses not only the Mitre 10 property but also five houses and five vacant sections, all owned by R & H Investments, which is controlled by the Smith family.

The Smith family has a long-standing presence in the region, operating several Mitre 10 stores across the city. The Sydenham branch was closed in April 2023 following the opening of a new Mitre 10 Mega nearby. The Sandridge Hotel, a well-known establishment on Huxley Street since the mid-1980s, continues to operate under the management of John Lindsay and Larry Paul. The hotel includes a bar, restaurant, and accommodation services.

This redevelopment proposal underscores the ongoing transformation of urban areas in Christchurch and reflects the city’s efforts to address housing demands. As the city continues to grow, initiatives like this aim to provide essential housing options while maintaining the vibrancy of local businesses. The Christchurch City Council will now review the application, with further developments expected in the coming months.
