Christchurch’s Historic Odeon Theatre Hits the Market for Sale

Environment Canterbury (ECan) has placed the historic Odeon Theatre in Christchurch on the market, marking a significant moment for heritage conservation in the region. Originally purchased in 2020 for $2.95 million, the theatre was acquired along with the nearby Lawrie & Wilson Auctioneers building and several parcels of land, all part of an effort to stabilize and restore key cultural sites impacted by the 2011 earthquake.

The Odeon Theatre, constructed in 1883, is recognized as New Zealand’s oldest masonry theatre. Its listing by ECan’s market agent, Colliers, invites offers until December 4, 2023. The council has invested approximately $8 million into the site, which includes not only the purchase price but also maintenance and stabilization costs for the theatre’s earthquake-damaged facade.

Historic Significance and Current Condition

The original façade of the Odeon, characterized by its elegant Italianate detailing, has been maintained despite significant alterations over the years. In 2012, structural concerns led to the removal of parts of the auditorium and fly tower by the Canterbury Earthquake Recovery Authority (CERA). Currently, the striking entryway, staircase, and the façade have been retained, supported by structural bracing along Tuam Street.

The adjoining Lawrie & Wilson building, a category two heritage site constructed in 1910, has been fully restored and is now occupied as office space. ECan’s ongoing efforts to preserve the Odeon Theatre have incurred annual costs between $350,000 and $400,000, covering loan interest, rates, and maintenance, which were not included in the regional council’s long-term budget for 2024-2034.
