Auckland’s Average Rent Surpasses $700 for Three-Bedroom Homes

The average weekly rent for three-bedroom homes in Auckland has exceeded $700 for the first time, reflecting a significant trend in the region’s rental market. According to data from Barfoot and Thompson, the average weekly rent for these homes rose by $9.45, or 1.4 percent, year-on-year, reaching a new benchmark. Overall, the average rent across Auckland increased slightly by $1.28, or 0.2 percent, compared to the previous month, and by $6.13, or 0.9 percent, compared to the same time last year.

Market Trends and Demand Insights

Anil Anna, the property management general manager at Barfoot and Thompson, noted that three-bedroom homes constitute nearly 40 percent of the over 17,500 rental properties managed in the Auckland region. He emphasized that these homes serve as a key indicator of broader market trends. “They’re very much a benchmark for the ‘typical’ Auckland rental home and can provide insight into wider market trends,” Anna stated.

Despite fluctuations in the rental market, demand for three-bedroom properties remains robust. Anna explained that these homes appeal to a diverse demographic, including families, groups of renters, and individuals seeking additional space for work or hobbies. As housing costs rise, many households that once considered four- or five-bedroom properties are now opting for three-bedroom homes as a more budget-friendly alternative.

Rental managers are observing a shift in tenant preferences, with more renters exploring smaller homes to better manage their financial commitments. Additionally, adjustments to existing tenancy agreements are being requested, allowing for increased occupancy in bedrooms that were previously designated for work or extra living space.

Regional Variations in Rental Costs

The most affordable options for three-bedroom homes can be found in Franklin and rural Manukau, where the average weekly rent is approximately $599.29. West Auckland follows closely with an average rent of $648.58. In south Auckland, the average stands at $653.15, while Rodney and Pakuranga/Howick show averages of $682.28 and $691.98, respectively.

In contrast, central Auckland remains the most expensive area, with an average weekly rent of $983.29. This figure reflects the presence of larger and high-end apartments in the region. Anna highlighted that while there is a growing interest in four-bedroom properties, which have seen a 1.2 percent increase in average rent, five-bedroom homes have experienced negligible change in rental prices, remaining stable under current demand patterns.
