Major Housing Development Planned for Sydenham’s Mitre 10 Site

A large-scale housing development has been proposed for the 0.3-hectare site in Sydenham, Christchurch, previously occupied by Mitre 10. The owner, R & H Investments, has submitted a resource consent application to the Christchurch City Council, detailing plans for a significant redevelopment bordered by Colombo Street, Huxley Street, and King Street.

While the majority of the land is slated for redevelopment, existing businesses at the corner of Colombo and Huxley Streets, including a dairy, takeaway outlets, and residential units, will remain in place. The ambitious project includes the construction of 21 buildings and is designed to be delivered in multiple stages.

Plans for the development encompass 52 two-bedroom units and 40 three-bedroom units, each featuring dedicated garages or car parks. Additionally, 12 commercial units will face Colombo and Huxley Streets, catering to the needs of the community and enhancing local commerce.

Development Strategy and Community Impact

The design of the project is segmented into four distinct areas, allowing various builders to undertake construction on separate lots efficiently. This strategic approach aims to streamline the development process while accommodating different builders’ schedules and resources.

Ownership of the Mitre 10 property and the adjoining land lies with the Smith family, who operate Mitre 10 stores across the city. Their Sydenham branch closed in April 2023, following the opening of a new Mitre 10 Mega location nearby. The development area also includes five houses and five vacant sections owned by R & H Investments.

The Smith family maintains ownership of the Sandridge Hotel site through another entity, Sandridge 2007 Ltd. The hotel, which has been a prominent fixture on Huxley Street since its relocation from Colombo Street in the mid-1980s, currently operates as a bar, restaurant, and accommodation facility under the management of John Lindsay and Larry Paul.

This redevelopment plan reflects a growing trend in urban renewal, aiming to enhance housing availability and stimulate local economic activity in Christchurch. As the project progresses, it is expected to contribute positively to the Sydenham community, providing modern housing options while preserving existing local businesses.
